CaddFX was contracted for the As-Built services at the residence located at Hudson, OH. The residence consisted of three floors, which totaled more than 20,000 sq. ft. Our services were requested between the Architect and Owner due to the large amount of changes that occurred during construction and to reduce any unnecessary change orders.
As we began the onset of this As-built project, we reviewed original electronic construction documents provided by the architect. We found the drawings did not follow the industry layering guidelines by AIA, which we also updated.
The mansion residence exterior construction was near 95% completion as we began the data collection processes, and the interior framing was completed. However, each floor was at different stages of completion for drywall, and much of the electrical & plumbing followed suit, which was in the rough-in stage only.
During the As-Built process, we utilized the ProCollector SL –Laser equipment robot for point to point data capturing. The SL-Laser equipment allows us to create a floor plan drawing right on site as the data is collected. Meaning we head back to the office with an electronic floor plan.
This eliminates the need for us to develop and or redraw floor plans in the office as traditional methods are still done today. Plus, this gives us greater accuracy than hand measuring provided by other companies offering As-Built services.
After all of the data was collected for each floor, we over-laid the laser shoot data on top of the original CAD construction design documents provided by the architect, which we then compared the laser shoot for any discrepancies.
Utilizing the SL-Laser laser equipment allows us to supply our customer a "True" and accurate depiction with no questions asked. Also during our As-Built data collection process, we took several digital
photos, as we do for every project, and then we create a separate layer in the electronic CAD file and position each camera in the strategic direction the photo was taken.
Finally, we link the photos with a hyperlink, which become part of our total package, so the customer can simply click on the camera displayed on the floor plan drawing, which automatically launches and opens up the related photo. This is very helpful and utilized as a point of reference throughout construction.
Our final package included a complete and accurately depicted floor plan, which was extremely important to the Interior Architect, due to the elaborate and expensive mill-work designed to be installed. We delivered both an electronic package via email and provided a CD, which had the entire project structure on it.
Overall, we satisfied another customer by providing them exactly what he needed. One COMPLETE “AS-Built” floor plan!
